DUBAI · PALM JUMEIRAH · PROPERTY PROFILE

One&Only The Palm:
the quiet Palm.

A 65 sqm entry room, a private peninsula and no waterpark. Larger rooms than Atlantis The Royal for a lower starting rate, if calm is what you want.

The Burj Al Arab and Dubai's turquoise coastline seen from above
The Dubai coastline. One&Only The Palm occupies a private peninsula on the west crescent of Palm Jumeirah; this photograph shows the destination rather than the property.

If you like the idea of Palm Jumeirah and dislike what has been built on it, this is the resort that solves the problem.

We do not yet hold licensed photography of this property. The image above shows the destination, not the hotel, and is captioned accordingly. Property photography will replace it once press permission or our own images are in hand.

One&Only The Palm sits on its own peninsula on the west crescent, low-rise and Moorish-Andalusian, with a private stretch of beach. There is no waterpark, no aquarium and no tower. That is the entire proposition.

The number that makes it interesting is 65. The entry room here is 65 sqm, which is larger than the entry room at Atlantis The Royal at 55 to 60 sqm, and the published starting rate is lower. The beachfront category is 79 sqm. On space per dirham this is one of the strongest propositions on the Palm, and almost nobody frames it that way.

Our verdict

The answer for anyone drawn to Palm Jumeirah but repelled by its scale. Low-rise, Moorish-Andalusian, on a private peninsula with its own beach, and the entry room is 65 sqm, larger than the entry room at Atlantis The Royal for a lower published starting rate. The trade is that nothing here is a spectacle.

Book it if

  • You want Palm Jumeirah without a 795-room tower
  • Room size matters: the entry category is 65 sqm and the beachfront category is 79 sqm
  • You want a private pool without paying suite-villa money, via the Beachfront Junior Suite with Pool
  • Couples and small families who want calm rather than activity

Look elsewhere if

  • You want a waterpark, an aquarium or resort spectacle
  • You want nightlife and a scene on site
  • You are travelling with older children who will be bored by quiet
  • You need a large-capacity family room beyond the 130 sqm two-bedroom options
01

The rooms, and
which one to book.

Two things distinguish the room list. Every category has private outdoor space, and the family options are genuine two-bedroom layouts rather than interconnecting doubles sold as a suite.

RoomSizeSleepsBedsViewOutdoor spaceWhat it buys you
Palm Manor Premier Room65 sqm4 guestsKingGarden or partial seaBalcony or terraceEntry category, and already larger than the entry room at either Atlantis
Beachfront Premier Room79 sqm3 guestsKingOcean or gardenPrivate balcony or sea-front garden patioIn the low-rise Palm Beach Mansions, with the beach at the door
Beachfront Junior Suite100 sqm4 guestsKingBeachfrontTerraceSteps from the sand, skyline views across the water
Beachfront Junior Suite with Pool120 sqm4 guestsKingBeachfrontPrivate poolThe private-pool option, and considerably cheaper than a comparable villa elsewhere on the Palm
Two-Bedroom Beachfront Family Room130 sqm6 guestsMultipleGarden or seaTerraceTwo bedrooms on the sand
Two-Bedroom Palm Manor Family Room130 sqm6 guestsMultipleGarden or poolTerraceTwo interconnected ensuite bedrooms at the centre of the resort

The default booking is the Palm Manor Premier Room at 65 sqm. It sleeps four, it has a balcony or terrace, and it is the category that carries the value argument against both Atlantis properties.

Pay up for Beachfront if the beach is the point. The Beachfront Premier Room is 79 sqm and sits in the low-rise Palm Beach Mansions with the sand at the door. It sleeps three rather than four, which is the catch for families.

The private pool costs less here than elsewhere. A Beachfront Junior Suite with Pool is 120 sqm with its own pool. The equivalent private-pool category at Atlantis The Royal is the Sky Pool Villa at 118 to 168 sqm, at a materially higher rate. If a private pool is the reason for the trip, compare these two directly before assuming the famous one is the only option.

02

What the rate includes,
and what to check.

Included in the room rate

  • Private beach on the resort's own peninsula
  • Three resort pools with cabanas
  • Private balcony, terrace or garden patio with every room category

Costs extra

  • Breakfast, unless your rate plan includes it. Confirm the rate you are booking
  • Guerlain Spa treatments. This is the only Guerlain Spa in the UAE
  • Dining, including STAY by Yannick Alleno
  • Airport transfers
  • Dubai tourism dirham, charged per room per night at the property

Indicatively from USD 570 per night, rising through high season Published starting rate reported by booking platforms, room only before tax and the Dubai tourism dirham. Indicative, not a live quote. Checked 19 September 2026.

Check breakfast. Unlike Atlantis The Royal, where breakfast is included with every guest room, we have not been able to confirm from the resort’s published room pages that breakfast is standard across all rate plans here. Read the rate you are booking rather than assuming.

There is no waterpark, and that is a saving as well as an absence. Families who would use Aquaventure daily are better served at either Atlantis. Families who would use it once are paying for it there and not paying for it here.

03

Dining, and
why there are only three.

Three restaurants, all overseen by Yannick Alleno. That is an unusually concentrated arrangement, and it is a deliberate one.

RestaurantCuisineStatus
STAY by Yannick AllenoModern French, two Michelin starsOpen, set menus of three or six courses
101 Dining Lounge & MarinaSeafood with French-Mediterranean leaning, at the water's edgeOpen
ZESTAll-day dining, Italian and Neapolitan pizza on the poolside terraceOpen

STAY by Yannick Alleno holds two Michelin stars and serves modern French, as either a three-course Essentiel menu or a six-course Experience. It is the reason food writers come to this resort.

101 Dining Lounge & Marina sits at the water’s edge and leans seafood and French-Mediterranean. It is the sunset table.

ZEST handles everything else: all-day dining, Italian, Neapolitan pizza on the poolside terrace.

What that means practically. This is a strong dining resort for its size, but it is three venues rather than sixteen. For a week-long stay without leaving the property, One&Only Royal Mirage offers considerably more variety. For one exceptional meal, STAY is the better address of the two.

04

Pools, beach
and the Guerlain spa.

Three pools with cabanas and a private beach on the resort’s own peninsula. There is no waterpark and no aquarium, which is the point of the place rather than an omission.

The spa is the detail worth knowing: this is the only Guerlain Spa in the UAE, pairing French treatments with regional influences. It is chargeable, not included, and it is a reason some guests choose this resort over its neighbours.

For families, the absence of attractions cuts both ways. Children who would spend every day at Aquaventure will be bored here. Children happy on a quiet beach will not.

05

Where it is,
and what that costs you.

The west crescent of Palm Jumeirah, which is a slightly shorter run to Dubai Marina than the Atlantis end of the island and a similar run to everywhere else.

What reviewers
consistently report.

What reviewers actually report

Sampled on 19 September 2026. We read 1 published firsthand reviews in full, listed at the foot of this panel, and recorded each platform's own rating. Themes below are counted by how many of those sources raised them. We reproduce no review text and we do not present any platform's score as ours. Individual guest reviews on Tripadvisor and Booking.com were not machine-readable to us; where a theme comes from guest reporting surfaced in search results rather than a review we read in full, it says so.

These are each platform’s own ratings, quoted and attributed. They are not our score and we do not aggregate them.

Raised as a strength

  • Design, gardens and architecture1 of 1 firsthand reviewThe Andalusian low-rise layout is the most consistently praised feature
  • Breakfast at ZEST1 of 1 firsthand reviewA semi a-la-carte format rather than a pure buffet, and rated highly
  • Private beach1 of 1 firsthand reviewFine white sand and genuinely secluded
  • The main pool1 of 1 firsthand reviewLarge and deep enough for actual swimming, which is rarer in Dubai resorts than it sounds
  • Complimentary yacht shuttle to the mainland1 of 1 firsthand reviewReported as included. It does not appear in the resort's published room inclusions, so confirm it before relying on it
  • Room detail1 of 1 firsthand reviewFresh fruit replaced daily and candles lit at turndown

Raised as a problem

  • Poolside service was slow1 of 1 firsthand reviewWaits of more than 40 minutes for water were recorded
  • No service at the adults-only pool1 of 1 firsthand reviewGuests had to fetch their own orders
  • Service quality inconsistent between venues1 of 1 firsthand reviewStrong in the restaurants, weak at the pool
  • Towel service inadequate1 of 1 firsthand reviewRaised alongside the other poolside complaints
  • Some staff came across as dismissive1 of 1 firsthand reviewRaised at check-out, after which management offered compensation and the reviewer rated the recovery highly

Where our sources disagree

This property carries the highest platform rating of any we have profiled, at 9.8 on Expedia, and our single firsthand source is also the most specific about poor service, recording 40-minute waits for water at the pool. Those two things are not contradictory. A small resort can score well overall and still have one weak department. We flag it because it is the kind of detail an average score hides, and because one detailed account is not a sample.

Reviews we read for this panel

SourceWhat they experiencedWhen
Passport & PalmtreePalm Beach Premiere suite in a beach mansionFirsthand stay, date not stated
Expedia guest ratingAggregate of 206 guest reviewsRecorded 19 September 2026

The number to notice is 9.8. That is the highest platform rating of any property we have profiled, and it sits on only 206 reviews, so treat it as encouraging rather than conclusive.

The number to weigh against it is 40. That is the wait in minutes our firsthand source recorded for water at the pool, alongside no service at all at the adults-only pool and inadequate towels. A resort can score 9.8 overall and still have one weak department, and poolside service appears to be this one’s. If you spend your days by the pool rather than on the beach, that is worth knowing before you book.

The same source reports that management offered compensation when the issues were raised at check-out, and rated the recovery highly. That is a meaningful signal in its own right, though it is one account rather than a pattern.

07

Three alternatives
worth comparing.

One&Only Royal Mirage. The same operator on the mainland coast, closer to Dubai Marina, with an adults-only section. Our head-to-head works through which suits which trip.

Bulgari Resort Dubai. Smaller again at 101 rooms, on its own island, with breakfast included and a considerably higher rate.

Atlantis The Royal. The opposite choice: scale, spectacle and a waterpark, with smaller entry rooms and a closed signature pool.

08

Questions
readers actually ask.

How big are the rooms at One&Only The Palm?

The entry Palm Manor Premier Room is 65 sqm and the Beachfront Premier Room is 79 sqm. Both are larger than the 55 to 60 sqm entry rooms at Atlantis The Royal.

Does One&Only The Palm have a private pool room?

Yes. The Beachfront Junior Suite with Pool is 120 sqm and has its own pool. It is usually cheaper than the equivalent private-pool category at Atlantis The Royal.

Is there a waterpark at One&Only The Palm?

No. There is no waterpark and no aquarium. The resort is built around a private beach and calm. Families who want a waterpark should look at either Atlantis property.

Is One&Only The Palm good for families?

For younger children and for families who want quiet, yes, and the two-bedroom 130 sqm family rooms sleep six. For older children who want activity, the Atlantis resorts suit better.
