Atlantis The Royal:
the honest verdict.

The largest entry rooms on the Palm and an unusually generous inclusions list. Also a closed signature pool and three paused restaurants. What that means for your booking.

The illuminated terraces of Atlantis The Royal in Dubai
Atlantis The Royal, Palm Jumeirah. Photograph cropped for display.

Atlantis The Royal is the most photographed hotel opening Dubai has had in a decade. It is also, in late 2026, a harder recommendation than it was a year ago, for reasons that have nothing to do with the architecture.

Two facts decide most bookings here and neither appears on any comparison page we could find.

The first is that Cloud 22, the 22nd-floor infinity pool that appears in almost every photograph ever taken of this hotel, has been closed for refurbishment since April 2026. No reopening date has been announced. Anyone arriving now cannot use it.

The second is that the dining line-up, the other pillar of the resort’s identity, is materially thinner than it was. Dinner by Heston Blumenthal, Ling Ling and La Mar by Gaston Acurio were all placed on temporary pause on 20 April 2026, among seven venues paused across the two Atlantis properties. Carbone Dubai, Estiatorio Milos, Nobu by the Beach and Gastronomy are open.

Neither fact makes this a bad hotel. The rooms are the largest entry-level rooms on Palm Jumeirah, the beach is excellent and the included list is unusually generous. But if you are choosing The Royal over its sister resort because of a rooftop pool and a celebrity-chef roster, the gap those things were meant to justify has narrowed while the price has not.

Our verdict

A genuinely spectacular building with a real problem in late 2026: the attraction most people book it for is shut. Rooms are the largest of any entry category on the Palm, breakfast is included and the beach is excellent. But with Cloud 22 closed and three headline restaurants paused, the case for paying roughly double The Palm's rate is weaker than it was.

Book it if

  • You want the largest entry-level rooms on Palm Jumeirah, at 55 to 60 sqm
  • You want breakfast, the waterpark and unlimited kids club sessions already inside the rate
  • You are booking a Sky Pool Villa specifically, for the private infinity pool
  • Architecture and design are a large part of why you travel

Look elsewhere if

  • Cloud 22 is your reason for booking, because it is closed with no reopening date
  • You are coming for Dinner by Heston, Ling Ling or La Mar, all currently paused
  • You want classic resort warmth rather than a hard-edged contemporary tower
  • The price gap against The Palm matters more to you than the extra 10 to 13 sqm
01

The rooms, and
which one to book.

Every entry room at Atlantis The Royal is 55 to 60 sqm. That is the single most useful number on this page. The equivalent room at Atlantis, The Palm next door is 45 to 47 sqm, and the equivalent at most Dubai five-stars is smaller again.

The naming is simpler than it looks. Palmscape faces the Palm and the city skyline. Seascape faces open water. King means one king bed and two adults. Queen means two queen beds, three adults and a child. The footprint does not change between any of them.

Which view to pay for. Seascape, if the view is part of why you are coming. The Palmscape outlook is the built-up crescent of Palm Jumeirah rather than open water, and the marketing photographs of that view are generally taken from high floors. Ask for a floor number in writing if it matters to you.

The cheapest room that sleeps four. Palmscape Queen. Two queen beds inside the same 55 to 60 sqm, rated for three adults and a child. There is no need to move up a category for a family of four unless you want separation.

Is Royal Club worth it? This is arithmetic rather than taste. A Royal Club room adds lounge access: breakfast, menus that change through the day, and all-day free-flowing alcoholic beverages. Breakfast is already included in every room rate at this resort, so the premium buys the lounge’s other meals and its drinks. If two of you would otherwise spend meaningfully on drinks across the stay, it clears easily. If you intend to be out most evenings, it does not.

The suite that people actually mean. When someone says they are staying at The Royal, they usually mean a Sky Pool Villa: 118 to 168 sqm with a private infinity pool and a terrace. This is category-specific and it is the only guest category with a private pool. A Junior Sky View Suite, at 78 to 96 sqm, does not have one. A Sky Terrace Suite, at 227 to 250 sqm, has a terrace and up to three bedrooms. If the private pool is the reason for the trip, book the Sky Pool Villa by name and get it confirmed in writing. Do not assume that any suite includes one.

02

What the rate includes,
and what it does not.

The Royal’s included list is genuinely strong, and it differs from its sister resort in two ways that most comparisons get backwards.

Included in the room rate

  • Daily breakfast at Gastronomy
  • Unlimited access to Aquaventure World, the waterpark
  • Unlimited access to Lost World Aquarium
  • Unlimited complimentary sessions at Atlantis Explorers Club, the kids club
  • Access to the Nobu by the Beach pool, including a sunbed
  • Access to pools and beaches across both Atlantis Dubai resorts
  • AWAKEN Fitness and the outdoor lap pool
  • Skyblaze Fountain

Costs extra

  • Cloud 22, which is a separately ticketed venue and is currently closed in any case
  • Dolphin Bay experiences, offered at preferential rather than included rates
  • All restaurant dining beyond breakfast
  • Royal Club Lounge access, unless you book a Royal Club room or any suite
  • Airport transfers, unless you book a suite
  • Dubai tourism dirham, charged per room per night at the property

Indicatively USD 900 to 1,300 for an entry Palmscape or Seascape room in high season Two adults, room only, before tax and the Dubai tourism dirham. Indicative from published rates and recent guest reports, not a live quote. Checked 19 September 2026.

Breakfast. Daily breakfast at Gastronomy is listed as included with every guest room here. At Atlantis, The Palm, breakfast does not appear among the published Deluxe Room inclusions; it sits inside the Imperial Club benefits instead. Rate plans vary and many Palm rates do bundle it, so check the specific rate you are booking. As published, though, the two resorts are not the same on this point.

The kids club. Atlantis Explorers Club sessions are unlimited at The Royal. At The Palm they are one complimentary session per day. That inverts the assumption almost every comparison article makes, which is that The Palm is the family resort and The Royal is the grown-up one. On published inclusions, The Royal gives families more.

The waterpark. Aquaventure World and Lost World Aquarium are unlimited from either resort, and a Royal guest can use the pools and beaches across both properties. If the waterpark is the trip, it is not a reason to choose between them.

The thing to watch is the Dubai tourism dirham, charged per room per night at the property and not usually shown in a headline rate, along with airport transfers, which are included only with suites.

03

Where you actually swim
right now.

With Cloud 22 closed, this deserves its own answer rather than a line in a facilities list. Here is what is available to a Royal guest today.

Nobu by the Beach. A pool and beach club that every guest room has access to, sunbed included. With the rooftop shut, this is the resort’s principal pool scene and it is the one to plan around.

Resort pools and beaches across both Atlantis properties. Royal guests can use The Palm’s pools and beach as well as their own, which widens the options materially and is rarely mentioned when people compare the two.

Aquaventure World. Unlimited, with over 105 slides, rides and attractions. It is a full waterpark rather than a hotel water feature, and it is included rather than ticketed.

AWAKEN Fitness and the outdoor lap pool. Included, and the right answer if you swim lengths rather than lounge.

A private pool exists only in the Sky Pool Villa category. If swimming privately is the point of the trip, that is the booking, and it should be confirmed by category name.

What you cannot currently do is the thing the photographs sold: swim at the edge of a 22nd-floor infinity pool looking down the Palm. That is worth knowing before you compare rates rather than after.

04

Dining, and
what is actually open.

This is the section that has changed most in 2026, and the reason we lead the page with it. Confirm any restaurant that is central to your trip before you book the room.

Carbone DubaiItalian-AmericanOpen

La Mar by Gaston AcurioPeruvianTemporarily paused since April 2026
Cloud 2222nd-floor infinity pool and day clubClosed for refurbishment since April 2026

The pauses were announced on 20 April 2026. Atlantis described the period as a review of operations in line with guest demand, to be used for menu development, activations and refurbishment work, with any return guided by wider market conditions. No reopening dates have been published.

What remains is still a serious line-up. Carbone Dubai and Estiatorio Milos are both destination restaurants in their own right, and Nobu by the Beach doubles as a pool and beach club that every guest room has access to, sunbed included. But a reader booking this resort in 2023 for Heston, Ling Ling and La Mar would be booking something different today.

05

Where it is,
and what that costs you.

Atlantis The Royal sits on the outer crescent of Palm Jumeirah, next door to Atlantis, The Palm. The position is the point: it is a self-contained island resort with its own beach. It is also a long way from the rest of Dubai, and everything is a drive.

From the property toTypical driving timeBasis
Dubai International Airport (DXB)35 to 45 minutesPublished guidance, not independently measured
Burj Khalifa and Dubai Mall30 to 40 minutesOff-peak driving, not independently measured
Dubai Marina20 to 25 minutesOff-peak driving, not independently measured
Mall of the Emirates25 to 35 minutesOff-peak driving, not independently measured
Nakheel Mall, on the PalmAbout 10 minutesWithin Palm Jumeirah
Atlantis, The PalmAbout 5 minutesAdjacent property, walkable in the cool months

Two practical consequences. If you plan to spend most days inside the resort, the location is an advantage and the transfer times do not matter. If you have a full itinerary around the city, you will make the same 30 to 40 minute drive repeatedly, and Downtown Dubai would suit you better.

We have not yet measured these times ourselves. They are drawn from published guidance and we have labelled them as such in the table rather than presenting estimates as measurements. Measured times will replace them once our editor is on the ground.

06

When to go, and
what it does to the rate.

Dubai’s comfortable season runs roughly from November to March, and that is when this resort charges most. July and August are very hot, rates fall substantially, and the calculation changes: a resort where the waterpark, the aquarium and several pools are already included absorbs a hot-weather trip far better than a city hotel does.

Two practical notes. Peak school holidays push the public areas towards the crowding that guests consistently report, so a shoulder week in late April or early October buys a noticeably quieter version of the same property at a lower rate. And during Ramadan, daytime food and beverage service across Dubai operates differently; if your dates fall inside it, ask the resort what that means for the venues you intend to use.

The indicative band on this page is a high-season figure. Treat it as the top of the range rather than an annual average.

What reviewers actually report

Sampled on 19 September 2026. We read 2 published firsthand reviews in full, listed at the foot of this panel, and recorded each platform's own rating. Themes below are counted by how many of those sources raised them. We reproduce no review text and we do not present any platform's score as ours. Individual guest reviews on Tripadvisor and Booking.com were not machine-readable to us; where a theme comes from guest reporting surfaced in search results rather than a review we read in full, it says so. This is a small sample and we are widening it.

Raised as a strength

  • Breakfast at Gastronomy2 of 2 firsthand reviewsOne source calls it among the most impressive hotel breakfasts anywhere; the other rates the food excellent while criticising service after 10am
  • Architecture and arrival spectacle2 of 2 firsthand reviewsThe stepped tower, the lobby sculpture and the fountain features are consistently singled out
  • Included Aquaventure access2 of 2 firsthand reviewsTreated as genuine value rather than a token inclusion
  • Room execution and finish2 of 2 firsthand reviewsBoth stayed in a Seascape category and rated the room itself highly
  • The beach1 of 2 firsthand reviewsDescribed as roughly two kilometres of private beachfront, though one source notes the imported sand feels firmer than natural sand

Raised as a problem

  • Public areas crowded, exclusivity lacking2 of 2 firsthand reviews, plus guest reports surfaced in searchBoth sources describe the lobby as mall-like at peak times; a guest report from late June 2026 describes the same
  • Scale works against the luxury positioning2 of 2 firsthand reviews795 rooms is repeatedly cited as the reason service feels processed rather than personal
  • Signature pools cost extra on top of the room rate2 of 2 firsthand reviewsCloud 22 and the Nobu pool were charged separately; one source recorded Cloud 22 day passes at AED 325 to 395 in January 2026. Cloud 22 has since closed entirely
  • Value questioned at the rate2 of 2 firsthand reviewsOne source recorded standard rooms at USD 926 to 1,597 in January 2026 and judged the pricing unjustified against Dubai alternatives
  • Service inconsistency1 of 2 firsthand reviewsOne source reports 30-minute waits for drinks and food arriving cold; the other rates service 9 out of 10. See the disagreement note below
  • Constant background music1 of 2 firsthand reviewsDescribed as intrusive across the public areas
  • Standard rooms lack the drama of the suites1 of 2 firsthand reviewsThe building's impact is in the public spaces and the suites, less so in an entry category
  • Maintenance and housekeeping lapsesGuest reports surfaced in search, not read in fullAir-conditioning faults and delayed room cleaning appear in 2026 guest reporting

Where our sources disagree

Our two firsthand sources disagree sharply on service. One rates it 9 out of 10 and calls it attentive despite the resort's scale. The other reports half-hour waits for drinks, food arriving cold, and staff functioning as crowd managers, and concludes the property is run for throughput rather than care. Both stayed in the same Seascape room category within roughly three months of each other. On the evidence we have, treat service here as variable rather than settled, and do not assume the rate guarantees it.

Reviews we read for this panel

DineWithJPSeascape King, 28th floorReviewed with January 2026 pricing
The Luxury Travel ExpertSeascape Room, two queen bedsNovember 2025
Expedia guest ratingAggregate of 725 guest reviewsRecorded 19 September 2026

The finding worth your attention is the disagreement, not the agreement. Two detailed firsthand reviews of the same room category, three months apart, reach opposite conclusions about service: one rates it nine out of ten, the other describes half-hour waits for drinks and food arriving cold. When sources that agree on everything else split that hard on service, the honest read is that service here is variable rather than reliably excellent.

Where they do agree is on scale. Both describe public areas that feel crowded and un-exclusive at peak times, and both conclude that 795 rooms works against the intimacy the rate implies. If you want a hushed, small-property experience, this is not one, whatever you pay.

The other consistent complaint has been partly overtaken by events. Both sources objected to paying separately for the signature pools on top of a four-figure room rate, with Cloud 22 day passes recorded at AED 325 to 395 in January 2026. Cloud 22 is now closed altogether, so the charge is gone and so is the pool.

08

Three alternatives
worth comparing.

Atlantis, The Palm. Next door, roughly half the rate, the same waterpark and aquarium included. Rooms are 45 to 47 sqm rather than 55 to 60, and the kids club is one session a day rather than unlimited. For most families this is the better-value booking, and our full head-to-head comparison works through the decision scenario by scenario.

One&Only The Palm. On a private peninsula of Palm Jumeirah, far quieter, low-rise and adult in feel. The right answer if the reason you were drawn to The Royal was design and calm rather than scale. Profile to follow.

Jumeirah Marsa Al Arab. On the Jumeirah coastline rather than the Palm, and a serious contender now that Burj Al Arab is closed for restoration until around October 2027. Profile to follow.

09

Questions
readers actually ask.

Is Cloud 22 open at Atlantis The Royal?

No. Cloud 22, the 22nd-floor infinity pool and day club, has been closed for refurbishment since April 2026 and no reopening date has been announced as of 19 September 2026. If it is your reason for booking, confirm its status with the resort in writing before paying.

Yes. Daily breakfast at Gastronomy is listed as included with every guest room and every suite.

Do all rooms at Atlantis The Royal have a private pool?

No. The private infinity pool belongs to the Sky Pool Villa category, at 118 to 168 sqm. Guest rooms and the Junior Sky View Suite do not have one. Book the Sky Pool Villa by name if that is what you want.

Is Aquaventure included if I stay at Atlantis The Royal?

Yes. Unlimited access to Aquaventure World and to Lost World Aquarium is included with every room rate, and guests can use pools and beaches across both Atlantis Dubai resorts.

Is Atlantis The Royal suitable for children?

More so than its reputation suggests. Atlantis Explorers Club sessions are unlimited for Royal guests, against one complimentary session a day at Atlantis, The Palm, and the Family Room sleeps six across 110 to 120 sqm.

Which restaurants at Atlantis The Royal are closed?

Dinner by Heston Blumenthal, Ling Ling and La Mar by Gaston Acurio have been on temporary pause since 20 April 2026. Carbone Dubai, Estiatorio Milos, Nobu by the Beach and Gastronomy are open.
